Dan Horvat is the Managing Director of Horvat Capital, a boutique property and investment firm specializing in real estate investment management, construction project delivery, and finance solutions. With nearly 20 years of experience across real estate, construction, and private equity, Dan combines strategic insight with hands-on operational expertise to deliver high-performing investment outcomes.

A Grounded Background in Construction and Delivery

Dan brings hands-on expertise in project management, having delivered a range of significant commercial, institutional, and government developments. During his time at HD Invest Pty Ltd, he contributed to the execution of high-impact projects such as heritage restoration works at Sydney University, commercial fit-outs for Transport NSW, and major upgrades for institutional clients including Blackstone. Notably, he played a key role in the full refurbishment of landmark Sydney CBD towers like 33 Alfred Street. His ability to oversee timelines, coordinate multidisciplinary teams, and navigate complex compliance requirements laid the groundwork for his strong delivery capabilities — a strength that continues to shape Horvat Capital’s approach to development and construction management.

Strategic Experience in Real Estate and Investment

Before founding Horvat Capital, Dan developed deep expertise in real estate investment and asset management. At Mediteraninvest Asset Management, he managed development strategies for a listed Real Estate Investment Fund, focusing on business planning, financial modelling, and presenting investment strategies to boards and stakeholders. At Cushman & Wakefield, he served as Property Analyst for Westpac’s national real estate portfolio of over 3,000 properties with $700 million in annual expenditure — gaining insights into large-scale property operations and strategic asset management.

This blend of investment experience and operational delivery allows Dan to approach projects with a dual lens: investment discipline and on-the-ground practicality.

Academic Credentials and Financial Foundation

Dan holds a Bachelor of Economics from Webster University (USA) and an MBA from the University of Zagreb, where his thesis focused on real estate investment fund strategies. Earlier in his career, he worked at Deloitte, gaining critical exposure to financial analysis, corporate auditing, and risk management across asset management firms and banks. These experiences gave him a strong command of financial structuring, compliance, and capital planning — skills he now applies in structuring Horvat Capital’s investment and finance deals.
